A routine inspection and cleaning meant to keep a heating and cooling system running safely and efficiently. It does not include major repairs, parts replacement, or new installation work.

1. System Inspection

  • Check thermostat operation

  • Inspect electrical connections, fuses, relays, and contactors

  • Examine blower motor, fan blades, and belts for wear

  • Verify safety switches and system controls

2. Cleaning

  • Clean or replace air filters ( Provided by the homeowner)

  • Clean condenser

  • Flush condensate drain line to prevent clogs

3. Performance Checks

  • Measure temperature split (supply/return)

  • Check refrigerant pressure and levels

  • Test compressor amperage and voltage

  • Inspect ductwork for visible leaks or damage

4. Heating Component Check (if applicable)

  • Inspect burner assembly and ignition system

  • Check heat exchanger for cracks or corrosion

  • Verify flue venting and combustion air

5. Cooling Component Check (if applicable)

  • Inspect condenser fan and motor

  • Verify proper airflow and refrigerant cycle

Duration

Approx. 1–1.5 hour per unit, depending on system type and accessibility.

  • Twice per year (Spring & Fall) — once before cooling season, once before heating season.
