A routine inspection and cleaning meant to keep a heating and cooling system running safely and efficiently. It does not include major repairs, parts replacement, or new installation work.
1. System Inspection
Check thermostat operation
Inspect electrical connections, fuses, relays, and contactors
Examine blower motor, fan blades, and belts for wear
Verify safety switches and system controls
2. Cleaning
Clean or replace air filters ( Provided by the homeowner)
Clean condenser
Flush condensate drain line to prevent clogs
3. Performance Checks
Measure temperature split (supply/return)
Check refrigerant pressure and levels
Test compressor amperage and voltage
Inspect ductwork for visible leaks or damage
4. Heating Component Check (if applicable)
Inspect burner assembly and ignition system
Check heat exchanger for cracks or corrosion
Verify flue venting and combustion air
5. Cooling Component Check (if applicable)
Inspect condenser fan and motor
Verify proper airflow and refrigerant cycle
Approx. 1–1.5 hour per unit, depending on system type and accessibility.
Twice per year (Spring & Fall) — once before cooling season, once before heating season.
